How Technology Is Shaping Appraisals — and NAR’s Take

The National Association of REALTORS® (NAR) recently filed a formal comment letter supporting draft guidance on how technology should be used in real estate appraisal and appraisal review assignments. The letter responds to the Appraisal Standards Board’s (ASB) proposed Advisory Opinion 41: Use of Technology in an Appraisal or Appraisal Review Assignment — a draft meant to help appraisers apply professional appraisal standards when using emerging tools and digital methods. 

NAR’s response reflects a balanced view: embrace technology where it enhances quality and efficiency, but ensure that human oversight, judgment, and professional standards remain at the heart of the valuation process. Clear expectations mean appraisers can confidently use new tools without undermining trust in appraisal results.
