December was fairly steady in Pickens County. New listings totaled 52, up 18.2% compared to December last year, giving buyers more options than this time a year ago (even though new listings were down 8.8% compared to November).

Home sales held mostly flat at 43 units sold, matching last year’s pace, but coming in 4.4% lower than the previous month.

Prices softened to close out the year. The median sale price was $355,000, down 9.0% compared to last year and down 7.9% compared to November. The average sale price also dipped to $419,000, down 12.3% compared to last year and down 4.4% from the previous month.

Inventory remained higher than last year, with 239 active listings (up 24.5% compared to December 2024), though it pulled back 13.1% compared to November. Months of supply landed at 5.2, which is higher than last year (up 29.6%) and continues to suggest a market moving closer to balance, even with the typical seasonal slowdown from November to December.
