In December 2025, housing activity across Bartow and Gordon counties showed renewed momentum, with stronger sales activity signaling continued buyer engagement to close out the year. While pricing moderated in both markets, conditions remained stable overall, supported by inventory levels that continue to promote balance. Increased supply has expanded buyer choice while reinforcing the importance of strategic pricing from sellers. Together, these trends point to a market that remains active yet measured, creating steady opportunities for REALTORS® to guide clients confidently as conditions continue to normalize.
- Bartow County – December 2025:
December saw a clear uptick in activity across Bartow County, with 127 units sold, reflecting stronger demand compared to both last year (+14.4%) and the prior month (+38.0%). Despite the increase in sales, home prices held steady, with the median sales price at $333,500, essentially unchanged month-over-month and down just 1.6% from December 2024, suggesting price stability. Inventory remained balanced, with 458 active listings, giving buyers more choice than a year ago (+27.9%), even as new listings slowed seasonally (-9.0% month-over-month). Overall, months’ supply settled at 3.7, pointing to a market that closed the year on stable footing, without a strong tilt toward either buyers or sellers.
- Gordon County – December 2025:
Gordon County saw steady improvement in December, with 46 single-family homes sold, up 15.0% from November and up 7.0% compared to last December, signaling improving demand. At the same time, pricing softened. The median sales price was $270,500, down 8.9% from November and down 3.4% compared to last year, reflecting continued buyer sensitivity. Inventory remained elevated, with 184 active listings, giving buyers more choices than a year ago (+17.9%). New listings totaled 55, higher than last December (+44.7%), though lower than November (-22.5%), showing a seasonal slowing in new supply. Months’ supply finished at 4.3, pointing to a market where both buyers and sellers can find opportunities as conditions continue to stabilize.
